Charming, bright two bedroom home in Fitler Square. Walking distance to CHOP, UPENN and much more!

This 2 bedroom 2 bathroom apartment home is located on the 1st floor of a larger building. You will have a smart lock entry from the street into a small hallway. And then another smart lock from the hallway inside the home.
Once inside the home, On the ground level, the open floor plan includes a kitchen and dining area. And also a living room area complete with 65" flat screen Smart TV that has all the apps so you can log into your netflix account and stream your favorite shows while sitting on the living rooms sleeper sofa. The large glass doors open to the fabulous patio area, where you can enjoy the outdoors. The ground floor also features the first bathroom and the master bedroom which features Queen Sized Bed and 32" Smart flat screen TV

The 2nd bedroom and 2nd bathroom is located in the lower level of the home. Down the stairs (please note the stairs are very narrow and steep. Please read this again, the stairs going down are very narrow and steep. But its here that you will find the 2nd Bedroom featuring Queen Sized Bed, the 2nd bathroom and the washing machine and dryer. The bedroom area also features a 32" Smart flat screen TV. I want to make sure that I am meeting all of your expectations, so please again note that the lower level features the 2nd bedroom, 2nd bathroom and washer and dryer area.
We are not able to accommodate parties or gatherings of any kind (this includes Birthdays), and there is no smoking allowed. We are able to accept dogs (but not cats) there is a pet fee of $25 per night per pet up to a maximum of $300.00

We know that your dog is like family and we just love pets, and would love to welcome your dog with you. However the building requires us to follow certain protocol.
If you are bringing a dog, please provide the following information before you book
1) Breed of your dog
2) Weight of your dog
3) Be agreeable to a $25 per night pet fee up to a maximum of $300

Please note: We use a noise monitoring device on the property to ensure that our guests are being good neighbors; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels). Quiet hours are observed from 9 pm-8 am. Violators will be charged a $200 fine. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.

Fitler Square Park acts as the central point of the quaint Fitler Square neighborhood of Philadelphia. Victorian-era, 19th- and 20th-century row houses on tree-lined streets rarely stand taller than four stories, and the neighborhood is just a short walk away from historic Rittenhouse Square. Fitler Square is bordered by South Street and Locust Street on the south and north, and 21st Street and Schuylkill River to the east and west.

Filter Square is a quiet neighborhood close to the shopping and restaurants of Rittenhouse Square, the fun of South Street, and all the historic sites.
"In order to maintain a safe environment for all guests we are required to have all guests verified and pass a screening requirement that looks at the following, those guests who do not pass or do not give us permission to verify them will not be allowed entry. We will check for suitability using Public Record DataBase."

Guests will have access to the whole home! Make yourself at home. Please take good care and enjoy your stay. We will give you the codes to access both the buildings entrance and also the apartment door 48 hours in advance.

Keys/FOBS:
Prior to your arrival, we will take pictures of the keys/fobs for the home. (Where applicable)
If the same number of keys/fobs are not left as assigned on your departure for security purposes we will have to replace all locks and pass the expense of this onto you. The costs would be as follows. Remove and Replace old lock $250-$450 depending on the lock needing to be replaced. Each fob will be $150. Mailbox lock removal and replacement keys $150

House Policy Agreement will be sent to your email and needs to be signed prior to check-in.

Down the steep and narror stairs you will find the 2nd bedroom, a bathroom and the washer and dryer available for you to use. The sleeper sofa in the living room on the ground floor is the most cozy spot in Philadelphia to watch a movie, equipped with Netflix and Amazon Prime and everything you would want from a Smart TV.

Public transportation is easy and convenient when staying here. There are buses that run all over Center City and the surrounding neighborhoods, Check out SEPTA's website for more info.

Uber and Lyft (the car service apps) are popular in Philly. Very convenient and affordable!

There is some street parking in this neighborhood. Many spots are limited to 2 hours.

For longer-term guests, temporary visitor parking permits can be obtained through the city. This can give you unlimited access to spots in the neighborhood. (if you are lucky enough to find one, but finding one can be a challenge sometimes.

If you are flying in, there is a train that can take you downtown. The train costs about $15. Once you are in Center City, you can hail a cab (for a 5 minute ride), or walk (about 15 minutes).

Cabs to/from the airport are usually a flat fee around $35.
